Getting the word out that your home is for sale is job one. Designing a targeted marketing campaign, unique to your property is how it gets done. Here are some of the steps we take in marketing your home.
The MLS (Multiple Listing Service): This is the most important element when selling a property; this is where all of the agents look for available properties.
Internet Marketing: Statistics from the National Association of Realtors states that some 89% of prospective buyers utilized the internet in the purchase process of a new home. Pardee Properties believes strongly in internet marketing and to create maximum exposure for your property we've contracted with some of the biggest names on the internet for premium placement of our property ads.
For Sale Sign: A For Sale sign on the property. Our current buyers are very active when looking for and purchasing a home. They often find a neighborhood they like and then call on the properties themselves.
Broker’s Caravan: This will get brokers in to see your home; I usually serve refreshments/lunch (with your permission) as it draws in more agents thus getting the home more exposure.
Public Open House: I recommend having one the first week and then every 2-3 weeks after, I again serve refreshments at these and I personally will hold them.
Newspaper Ads: Advertise in the Los Angeles Times every week with a photo and description of your home. Also, advertise in the Argonaut . This will expose your home to the surrounding community, for people that would like to trade up, or if locals have friends/family that will be moving into the area.
Showings: Private showings of your home with potential buyers, I will either personally accompany all prospective buyers and their agents or will have someone from my office be present for all showings.
Valet Parking: Occasionally, properties located in prime areas have limited guest parking (i.e. the Marina Peninsula ). To promote the property properly during our open houses we utilize valet parking services to accommodate all of our guests.
Property Photos: First impressions are everything. Our in house staff will arrange to professionally shoot your property. These photos are then used on all our supporting marketing material and displayed on the MLS.
Produce Online Property Slideshow: We create a custom online "virtual tour" from the photographs taken. This slideshow is the perfect tool to showcases your property in its best light.
Produce color flyers: Produce color flyers of your home for potential buyers, this gives them a tangible reminder of your home.
Distribute flyers & emails: Distribute flyers to over 500 agents in the Greater Los Angeles area as well as email blast our marketing material to some 7,000-10,000 brokers in the Greater Los Angeles area.
Personal contact: Contact my real estate colleagues personally and let them know about your home.
All of these are optional. I will go over each item with you before implementing them and get your approval.
